The grand divisions

Tennessee runs in three. Locals will tell you so.

East, Middle and West are the three stars on the state flag, and the Cumberland Plateau sits high between East and Middle. Pick one to see who on the team works there and what the team has for sale.

Tennessee: the grand divisions and where the team worksA map of Tennessee split into West, Middle and East, with the Cumberland Plateau marked. Gold circles are towns with team agents, rust circles count team homes for sale, white dots are towns where the team has sold homes. Before you choose a town

Three things that change the math.

Plan around real drive times

Out-of-state buyers underestimate Tennessee traffic. I-65 South after 3 PM, I-40 through downtown Nashville at any rush hour, and the Pigeon Forge parkway in summer are not commuter routes.

Well water and septic

Well water and septic systems are common outside city limits. They're fine. But inspections cost more and your lender will want recent service records.

Deadlines are deadlines

Tennessee contracts default to 'time is of the essence,' which means inspection and financing contingency dates are hard deadlines.

School districts

Each district’s own website, for boundaries, enrollment and calendars. Ask the team which district a home is in.

Ask the people who sell there

Thinking about a town? Ask us anything.

One line reaches the whole team, and we will connect you with the agent closest to your area.
